- They are typically located in prominent locations (great visibility and access, high traffic counts, strong demographics, within the main retail corridor, often located on an outparcel of a major retailer, etc.)
- Investment grade national or regional credit tenants (strong credit ratings and often multi-billion dollar market capitalization value)
- Strong Guarantors
- Long lease terms
- The exit strategy is usually well understood
- It’s an asset type they are familiar with
