Lenders love Single Tenant Triple Net (NNN) Lease Investments for many of the same reasons you love them:

  • They are typically located in prominent locations (great visibility and access, high traffic counts, strong demographics, within the main retail corridor, often located on an outparcel of a major retailer, etc.)
  • Investment grade national or regional credit tenants (strong credit ratings and often multi-billion dollar market capitalization value)
  • Strong Guarantors
  • Long lease terms
  • The exit strategy is usually well understood
  • It’s an asset type they are familiar with
